The suitcases are packed. Flights are booked. The whole family’s ready for a well-earned break. But before you head out for that long-awaited summer vacation, there’s one more checklist to review—and it’s all about keeping your home secured while you’re away.

At America’s Preferred Home Warranty (APHW), we know how easily things can go wrong when no one’s home. A small issue can become a big, expensive headache if left unchecked. That’s why we’ve put together this simple list of six essential steps to vacation-proof your home—and how your home warranty can help if something still goes wrong.

1. Adjust Your Thermostat (Smartly)

You’re not home, so there’s no need to keep your A/C running full blast. But you also don’t want to turn it off entirely. Too much heat and humidity can cause problems for your electronics, furniture, and even your refrigerator.

  • Tip: Set your thermostat to 80–85°F, or use a smart thermostat to adjust remotely.

2. Turn Off the Water Supply

One of the most common—and most damaging—vacation disasters is a slow leak or burst pipe that goes unnoticed. Before you leave, turn off the main water valve, or, at the very least, shut off water to toilets, sinks, and your washing machine.

  • Bonus tip: Consider a smart leak detector for added peace of mind.

3. Check Your Appliances

Unplug small appliances like toasters, coffee makers, and computers to prevent power surges. For major appliances that stay on (like your fridge), make sure they’re in good working order.

  • Worried about appliance breakdowns? APHW covers many major home systems and appliances—even if something fails while you’re away.

4. Secure Doors, Windows, and Garage

Double-check that all entry points are locked. This includes side doors, basement windows, and even pet doors. If you use a smart lock or security system, test it before leaving.

  • Tip: Leave a light on a timer to make the house look lived in.
  • For real estate agents: Remind clients this is a good time to test all locks and door functions.

5. Set Up Backup Help

Have a trusted neighbor, friend, or family member check on the house while you’re away. They can bring in the mail, water plants, and notify you quickly if something goes wrong.

  • Make sure they know where to find the main water shutoff, circuit breakers, and how to contact your home warranty provider if needed.

Peace of Mind, Wherever You Go

A summer vacation should be about rest, not worry. Taking these few simple steps can help secure your home while you’re away. That’s peace of mind worth packing.
