Your 2022 spring home maintenance checklist

With the snow finally melting and flowers starting to bloom again, you guessed it—it’s time for spring cleaning! But you’ll need to do more than mop the floors and wash the windows—your home systems and appliances need love, too.

Make sure your whole home is ready for another summer fun with these spring home maintenance tips for 2022.

3 ways to maintain your home in spring

It can be easy to forget different aspects of spring home maintenance when there are warmer days ahead. Use this checklist to help keep it all together.

1. Spring HVAC maintenance

If you’ve ever wanted to learn easy maintenance for your air conditioner, now’s your chance. Simply follow these HVAC maintenance tips to ensure your HVAC unit is working properly or needs to be looked at by a professional.

2. Spring air conditioner maintenance

By completing your spring HVAC maintenance, you’ve already completed one of the first steps of spring air conditioner maintenance—removing debris from around your exterior A/C unit. Now it’s time to make sure the rest of your system is ready for the warmer months ahead. 

Pro Tip: Please be sure to unplug your air conditioner before cleaning and refer to your owner’s manual for best practices. When in doubt, contact a professional.

After removing leaves, sticks, and other items around your air conditioner, use a wrench or screwdriver to remove the screws, nuts, or bolts that attach the fan cage to the top of your unit. The fan cage is the piece that is comprised of the fan blades and a grill that is usually dome-shaped. Keep these in a safe place, as you’ll need them to return the fan cage to its original position. Lift the fan cage back, and let it rest comfortably on the edge of the unit.

Using your gloved hand and/or a soft, damp cloth, remove debris from inside your air conditioner. If you have a wet/dry vacuum, use the brush attachment to remove dirt from the inside and outside of your unit. When finished, use a gentle stream from your garden hose to release any stubborn gunk.

The small wiry pieces of metal covering most air conditioners are known as fins. After clearing debris from both sides of them, use a butterknife to gently nudge any bent fins back into their original position.

Once complete, return the fan cage to its original position and use the fasteners you’ve saved to secure it in place. Then make sure your unit is sitting on level ground, and you’re all set!

3. Spring lawn maintenance

While you’re outside, use this time to see how your lawn is faring. These spring lawn maintenance criteria can help get your lawn in tip-top shape:

  • Pick up any twigs, toys, or lawn ornaments that could make it hard to seed or fertilize later.
  • Give your lawn a good rake so all that remains is healthy, living grass.  
  • If your yard sees a lot of foot traffic in the summer, now is a great time to aerate your lawn.
  • Seed any bald patches or high-traffic areas.
  • Spray weed killer.
  • Water the lawn, if needed.
  • Use fertilizer once it becomes consistently warm.
  • Check your lawn mower and make any necessary repairs.
